We’ve all heard that properties are selling in San Francisco with multiple offers, and well over the asking price. Maybe you are on the right side of this and have recently received a high price for your home, or maybe you are one of the poor souls that has been beat out by other buyer’s high offers. But just how far over asking are these properties selling? Let’s take a look at one of the microhoods written up in Details magazine to compare what list price to selling price looked like last year vs. the new market of 2013.

For the period January 1, 2012 until mid-April of the same year there were 23 SFRs sold in the Outer Sunset. These homes averaged 100 percent sales price to asking price; what you saw was what you got. For the same time period in 2013, there have only been 12 sales. These homes have consistently sold for over asking, 8 percent over asking on average, with the highest of these selling for a whopping 22 percent over asking! Wowza. The median home sales price for the first part of 2012 was $540,000. This year the median price is more than $100,000 higher at $655,000!
Spotlight on Hip Microhoods 
Little neighborhoods are making a big splash in San Francisco. The current micro-neighborhood darling is Mission Creek, aka the neighborhood surrounding popular eatery Flour + Water. San Francisco Magazine recently touted it as the "new locavore mecca,” and the nabe even got props on the national level thanks to Details magazine! Scroll down a little lower in the article and you'll see they point out the surprising new San Francisco micro 'hood that's on rise… the Outer Sunset!

Yup, that's right, if you didn't already know the Outer Sunset is hip! Young, chic families, singles and couples have been moving out toward the Great Highway, drawn to the comparatively low single family residence prices, proximity to Golden Gate Park and Ocean Beach for recreation and surfing, and the laid back feel. Neighborhood hot spots include the amazing slow food restaurant, Outerlands, and hipster emporium The General Store on Judah. And another cluster of hipster-chic establishments have cropped up on Noriega, including surf shops and a pizza place that packs ‘em in by offering gluten-free crust and soy cheese.
