A Look Ahead: The Pipeline Report
The 2009 Q4 Pipeline Report was recently made available by theSan Francisco Planning Department.
So, what is the Pipeline Report? "The San Francisco consolidated pipeline consists of development projects that would add residential units or commercial space, applications for which have been formally submitted to the Planning Department or the Department of Building Inspection."
Some highlights of the report: • There are currently 870 projects in the pipeline • If all of these projects were completed as currently stated, we would add 46,600 new housing units • The Bayview Waterfront project, mentioned in a previous issue of MarketTracker, would add 10,000 units and 8 million square feet of office, R&D, retail and community space • 1,300 units are in the construction phase, 2,100 units have received building permits, and 6,200 have received land use entitlements • The 6 most active residential areas are: Bayview/Hunter's Point, Treasure Island, Park Merced, Downtown - Transbay, Market and Octavia, and Showplace Square • The most active commercial areas, totaling 90% of the space, are Bayview/Candlestick Point, Downtown and Mission Bay
Some other fun stats: • 1 planned project in Treasure Island would net 6000 units. 86 planned projects in the Richmond District would net 460 units • The Central Waterfront has an additional 540 units in 11 projects in the pipeline, but they have been in the pipeline for 4+ years • SOMA (divided by East and West) has another 2,600+ units in the pipeline
Hopefully we'll see some of these projects in the pipeline come to fruition soon.

| A "Fresh" Start in the Bayview |

Great news for property owners and prospective buyers in the Bayview. Fresh & Easy Neighborhood Market, the self described "7-Eleven meets Whole Foods" supermarket chain, is set to open a store in the Bayview. This new chain spent a good deal of time considering a site in the Tenderloin, but ultimately lost interest due to crime. The Tenderloin's loss is the Bayview's gain!
This is yet another indication of our fine city expanding new development, new business and new interest further to the south and east. Another reason to check out the Bayview, where single family homes in the $500K and $600K range are consistently available. |
