Valencia Street Update 

The street scene in the Mission District is ever-changing. Twenty years ago, Valencia wasn't much of a destination. Ten years ago, it began to come to the forefront of Mission nightlife. Fast forward to today, and it's squarely in the heart of development with new condo buildings breaking ground at every turn.

PROJECT UPDATES:

299 Valencia Street
Initially permitted in 2008, this parking lot is now covered in plywood and come this spring, 24 condominiums are on track to be there. The developer, JS Sullivan Development, has had plans in place since 2008, but was unable to get financing until recently. Thanks to Bank of Marin, these condos are now under construction.

490 South Van Ness
A former taxi cab parking lot is now slated for 84 units. It's currently in the environmental impact review stage.

1501 15th Street
45 new units are planned to be on the site of the former gas station. It's scheduled to come before the Planning Commission this September/October.

1050 Valencia Street
This project is on hold as the Liberty Hill Neighborhood Association is actively protesting the development over a lack of off street parking.

AIA Home Tours 
As we finish the summer, we have many events to look forward to as well as the best weather of our San Francisco year. A favorite annual event is the AIA San Francisco Living: Home Tours. This year's tour of 10 homes will take place on September 17th and 18th. Tickets are $60 for AIA members and $75 for general admission.

Here's a sample of the featured homes in 2011:

Noe Vista. Originally built in 1949 as a four-room row-house, this fully renovated 4-story home retained the original structure which was "wrapped in a veil of cedar pickets at the street, then stretched back into the slope of the hill to establish a podium of bedrooms and service areas."

Old Bernal House. This 1860s Bernal Heights cottage, one of the oldest houses in the neighborhood, sat in disrepair for years. The original facade was retained, and a contemporary 10-foot wide "unobtrusive" wing was added. Additionally, the upper floor and roof were cut away to allow light in the kitchen and living room.

Hill Street Residence. This is a renovation of a small 1970's Dolores Heights home. It has been transformed into an "airy modern home" featuring indoor/outdoor living spaces with expansive views.
